What $800K to $850K Buys in West St. Louis County

by Shari Whay

In West St. Louis County, 4+ bedroom homes that sold for $800,000 to $850,000 from August 4 to November 2, 2026 gave the most space in the Parkway areas: a median 2,915 square feet on 0.64 acres. Kirkwood homes were smaller and sold in 4 days.

I looked at every closed sale of a single-family home with four or more bedrooms between $800,000 and $850,000 from August 4 to November 2, 2026. The search covered the Parkway areas, Ladue, Kirkwood, Webster Groves, Clayton, University City, Brentwood and Marquette. That came to 20 sales. I pulled the numbers from MARIS myself, because buyers at this price usually have watched the market for months. They do not need a headline. They need to know what the number actually buys.

The short answer

  • Most space: the four Parkway MLS areas. 8 closed sales, a median of 2,915 square feet on about 0.64 acres, and a median of 6 days to sell.
  • Fastest to sell: Ladue (63124). 4 sales, a median of 2,845 square feet on 0.42 acres, a median of 3 days, and 3 of 4 sold at or above list price.
  • Smaller, quick and walkable: Kirkwood (63122). 3 sales, a median of 2,534 square feet on 0.30 acres, a median of 4 days, and 2 of 3 sold at or above list price.
  • Older homes, slower sales: Webster Groves (63119). 3 sales, a median of 2,250 square feet on 0.34 acres, a median of 38 days, and 1 of 3 sold at or above list price.

The Parkway areas: the most house for the money

Parkway North, Central, West and South are MLS area names that cover much of West St. Louis County, not one town, so I combined all four. Of the 8 sales, 4 closed at or above list price, and the median home sold in 6 days. At this price, these areas gave buyers the biggest homes and the biggest yards in my search. If a yard, a home office or room for visitors is at the top of your list, start here. If school boundaries matter to you, confirm the district for any specific address with the district itself.

Ladue (63124): fewer sales, faster sales

Ladue had only 4 sales in this range, so I would not lean on any single number. What stands out is the speed. The median home sold in 3 days, and 3 of the 4 sold at or above list price. These homes did not sit, so have your financing conversation with a lender before you start touring.

Kirkwood (63122): smaller, and gone quickly

Kirkwood had 3 sales. The median sold home had about 2,534 square feet on 0.30 acres, sold in 4 days, and 2 of the 3 closed at or above list price. The three homes were built in 1973, 1980 and 2005. There are also new builds of about 2,800 square feet on roughly 0.12 acres that are active or pending between $835,000 and $850,000, but they have not closed, so they tell us nothing about what homes sell for. My honest read is that Kirkwood gave a smaller home and lot than the Parkway areas at this price. What the numbers show is speed. A walkable downtown is part of why buyers choose Kirkwood, but it is not extra square footage.

Webster Groves (63119): character, and more to inspect

Webster Groves had 3 sales, with a median of about 2,250 square feet on 0.34 acres. These homes took a median of 38 days to sell, and only 1 of the 3 closed at or above list price. Most of the Webster Groves homes in this range were built between 1893 and 1910. With homes that age, I pay close attention to the building, the gas and the sewer. A sewer line is something you cannot see, and most owners do not include it in their yearly maintenance, so ask about it early.

Clayton and Marquette: too few to say

Clayton and Marquette each had one closed sale in this range. That is too few to compare. University City and Brentwood had none.

How I would use these numbers

Pick the one thing you will not give up, then work backward.

  • If it is space and a yard, start in the Parkway areas.
  • If it is a quick, walkable setting and you can live with a smaller home, look in Kirkwood.
  • If it is character and you are patient, look in Webster Groves and plan for inspections.
  • If you are drawn to Ladue or Kirkwood, expect homes to move fast. The medians were 3 and 4 days.

What these numbers cannot tell you

  • There were only 20 sales in total, and Kirkwood had just 3. Treat these as a guide, not a rule.
  • I counted only single-family homes with four or more bedrooms.
  • The Parkway figure combines four MLS areas, which are not town boundaries.
  • Closed sales look backward. A home on the market today may not match them.
