Are St. Louis Home Buyers Gaining Negotiating Power?

by Shari Whay

If you are buying a home in St. Louis this fall, you may have a little more negotiating power than you did a year ago, but it depends on the home. More homes are for sale, yet well-priced single-family homes are still selling close to the asking price. The skill is telling which homes have room and which do not.

Quick answer

  • There are more homes for sale than a year ago, but many still sell near their list price.
  • Condos and townhomes show more room than single-family homes.
  • Look at how long a home has been listed, whether the price changed, and how it compares with recent sales.
  • Build the offer around what the seller needs, not only the number.

Buyers ask me almost every week whether they can finally negotiate. My honest answer is: sometimes. It depends on the home, so I would rather look at the facts than give you a general rule.

What the St. Louis market numbers say right now

St. Louis REALTORS reported that single-family homes for sale across St. Louis City and County rose 15.4% to 3,692 in September 2026 compared with a year earlier, while pending sales fell 16.1%. Homes that sold in September averaged about 31 days on the market and 100.0% of their last list price. Condos and townhomes took about 60 days and received an average of 97.4% of list.

Those numbers cover St. Louis City and County, not one neighborhood. They tell me that buyers have more choices than a year ago, but that single-family homes that are priced well are still drawing strong interest, including in places like Kirkwood (63122), Webster Groves (63119) and Chesterfield (63017). Condos and townhomes show more room.

How I tell whether a home has room

Before we write an offer, I look at a few things. How long has the home been listed? Has the price changed? How does it compare with what similar homes nearby recently sold for? A home that has been listed for weeks and has had a reduction often tells a different story than one that came on the market a few days ago at a price in line with recent sales.

Build the offer around what the seller needs

The price is not the only thing a seller cares about. Some want a quick closing. Some want time to find their next home. Some want fewer conditions. When I write an offer, I try to find out what matters to the seller and build around it, which can strengthen your offer without raising your price. If you are also selling, my post on making an offer before your home sells explains how timing can work.

What you can ask for besides a lower price

You can ask the seller for help with closing costs, a credit for repairs found in the inspection, or a rate buydown the seller pays for. A lender can explain whether a buydown makes sense for your loan. I wrote about these and the other numbers to compare in my post on why the mortgage rate is not the only number that matters.

Frequently asked questions

Do buyers have more negotiating power in St. Louis right now?

A little, and it depends on the home. There are more single-family homes for sale than a year ago, but they still sold at about 100% of list price on average in September 2026. Condos and townhomes showed more room. I look at each listing's history before we decide how to offer.

How do I know if a seller will negotiate?

I look at how long the home has been listed, whether the price has changed, and how it compares with recent sales. A home that has sat and been reduced often has more room than one that is new and priced well.

What can I ask for besides a lower price?

You can ask for help with closing costs, a credit for repairs found in the inspection, or a rate buydown the seller pays for. A lender can explain whether a buydown makes sense for your loan.
