Living in the Central West End in the Fall: A Neighbor's Guide

by Shari Whay

What is it like to live in the Central West End in the fall?

Busy in a good way. Fall in the Central West End (63108) means Halloween on Maryland Plaza, hayrides in Forest Park and holiday events, close to homes and condos in the St. Louis Metro Area.

Every neighborhood has a season when it shows you what it is really like to live there. In the Central West End, I think that season is fall. The air is cool enough to walk everywhere, and the calendar fills up with events that bring the whole neighborhood outside.

I live in Skinker-DeBaliviere, part of the Central West End, and I serve on the Central West End Association board, so I see this calendar from the inside. One of my favorite fall habits is simply walking around the neighborhood and watching the leaves change. This Saturday I will be volunteering at the Halloween party, and I would rather you hear about the neighborhood from someone standing on Euclid than from a brochure.

Halloween on Maryland Plaza is the date to circle

The Legendary CWE Halloween is on Saturday, October 31, centered around Maryland Plaza and Euclid Avenue. It is free and open to the public, and it starts in the morning with family events.

  • 11 a.m.: children's costume parade from McPherson to the main stage at Maryland
  • Noon: children trick-or-treat at area businesses
  • 1 p.m.: dog costume parade
  • Evening: street party and an adults-only costume contest for ages 18 and up

Euclid is closed from Maryland to McPherson, so plan to park in the Argyle Garage, a public lot on Maryland or on the street, or take a rideshare. Times can change, so check the Maryland Plaza events calendar and Nicki's Central West End Guide, a neighborhood news journal, before you go.

What a fall weekend feels like on foot

If you are thinking about city living, this is the part that photos do not show you. Restaurants and bars around Maryland Plaza, galleries and shops, and Forest Park at the edge of the neighborhood are all close together. Many homes and condos here are close enough to walk to dinner and walk home.

Before you fall for a place, do what I tell my clients to do. Visit the block on a Saturday afternoon and again on a weeknight. Walk from the address to the places you would go every week. Notice what you hear at 9 p.m.

What is coming up this fall

Both are the kind of event that tells you whether you would enjoy the neighborhood's rhythm.

What homes and condos are doing in 63108 this fall

I pulled MARIS numbers for ZIP 63108 covering July 23 to October 21, 2026. In that period, 23 condos closed with a median sold price of $355,000 after about 50 days on the market. Eleven houses closed with a median sold price of $719,000 after about 29 days. About 58 condos and 22 houses were active when I pulled the data.

These are small samples, and one building or street can look very different from the ZIP code as a whole, so treat them as a starting point and not a forecast. If you want numbers for a specific building or block, I am glad to pull them.

Condo or historic house?

The Central West End has both, and fall is a good time to compare them in person. Condo monthly fees vary widely by building, from roughly $300 to more than $4,000 a month in the buildings I tracked in September 2026, so ask what is included before you compare prices.

Many houses and some buildings sit inside the Central West End Historic District, which has standards for exterior changes. If you are planning a porch, new windows or an addition, ask what is allowed before you buy, not after.

If you are comparing city living with a move within West St. Louis County, my posts on downsizing from West County to the Central West End and the Central West End real estate guide go deeper.
